Districts, cities and districts of the Moscow region. Quality of life rating on the Nedvio website

The rating of the best areas of the Moscow region for buying a home is based on such fundamental geo-economic indicators as gasification, level of social infrastructure, population density, environmental and personal safety, and transport accessibility. It is these key consumer qualities and characteristics of suburban real estate that primarily affect the liquidity and market value of the property.

Odintsovskii district

Most of the territory is covered by vast mixed forests. The main water artery of the region, the Moscow River, runs from northeast to west. There are practically no industrial enclaves or hazardous industries in the district. The environmental situation is as favorable as possible. Pristine untouched nature is the main competitive advantage of the Odintsovo district.

Almost all settlements in the region are gasified. Socially significant objects are evenly distributed throughout the entire area of the district. A highly developed transport network only complements the strengths of the region. Even the most demanding and sophisticated settlers here do not need anything.

Separately, it is worth noting two adjacent extremely prestigious areas: the vicinity of Rublevo-Uspenskoye Highway and Zvenigorod. The first is famous for its respectable public and the highest quality services, the second for its clean air and sanitary resort area. According to most industry experts, the Odintsovo district is the best place in the Moscow region to buy a country house and live for a large friendly family with children. One cannot but agree with this statement!

Cost of objects:

  • Houses suitable for year-round living - from 20 million rubles;
  • Summer houses and seasonal dachas - from 5.5 million rubles.

Factors for selecting rating leaders

When choosing housing for your family, especially with children, it is important to find a compromise between the following parameters:

  1. Attractive prices for a house or apartment with enough space for comfortable living for all family members;
  2. Distance from home to work;
  3. Availability of school and preschool institutions nearby;
  4. Good ecology;
  5. Safe living environment;
  6. Availability of medical facilities nearby;
  7. Availability of shops, pharmacies, bank branches, etc.

Istra urban district

One of the leaders in the Moscow region in terms of socio-economic indicators. The biggest advantage of the area is the environment. The district has enormous water resources and includes several large environmental and recreational zones, state reserves and reserves of regional significance. By the way, the local reservoir is known far beyond the administrative boundaries of the territorial entity.

The main gas pipeline runs along the border of most villages and villages in the Istrinsky district. Minimum complaints about the work of housing and communal services. The region's fastest highway and reliable railway connections add points to the location's investment treasury. Architectural ensembles, historical sights, fertile soils and mild climate are some more compelling reasons for purchasing a private home in the urban district of Istra. In addition, the territory is located in close proximity to the capital. Based on all of the above, this location is a very worthy contender among the priority areas in the Moscow region for a substantive search and selection of a ready-made house with a turnkey plot.

Cost of objects:

  • Houses suitable for year-round living - from 10 million rubles;
  • Summer houses and seasonal dachas - from 3 million rubles.

Problems of assessing the quality of life in the Moscow region

It should be taken into account that any assessment of the quality of living in the Moscow region can be both objective and subjective.

For example, in all cities of the Moscow region there are common problems - traffic jams (an objective factor), on the other hand, they are more in some places, less in others (and this can already be regarded as a subjective assessment). In addition, the compilers of different ratings often use different methods.

However, in all estimates one can find some common details, for example: the further the house is located from the Moscow Ring Road, the cheaper the cost per square meter and the cleaner the air, but on the other hand, the longer the travel time to the place of work in Moscow.

Ruzsky district

An area with a rich history and a bearer of priceless cultural heritage. Wide open spaces and endless forests, water meadows and rivers, hills and mounds, a cascade of reservoirs - all this makes up the relief part of the location. The average population density is 40 people per sq. km. The leading sector of the economy is the agro-industrial complex. The main transport arteries are the A-108 highway (Bolshaya Betonka), Minskoye Highway and the Moscow-Minsk railway.

You can endlessly list the advantages of the region and talk, for example, about landscaping, gorgeous views and other advantages, but for some potential buyers even such a modest number of reasons is quite enough to make a fateful decision and build a cozy nest in the Ruza district of the Moscow region.

Cost of objects:

  • Houses suitable for year-round living - from 7.5 million rubles;
  • Summer houses and seasonal dachas - from 2 million rubles.

Mytishchi district

One of the priority areas of the Moscow region. Among the undeniable advantages of the urban district are its close proximity to the capital, excellent transport accessibility, widespread gasification (about 70% of private households are supplied with main hydrocarbons), a favorable environmental situation, the presence of a real sector of the economy (according to official statistics, approximately 40% of the population is employed through domestic resources).

As for suburban real estate itself, I am sure that potential buyers will be primarily interested in the lands around the system of interconnecting reservoirs on the Moscow Canal: Klyazminsky, Pestovsky, Pyalovsky, Uchinsky and, of course, Pirogovsky. Here the places are a feast for the eyes, you can admire them endlessly. Villages and towns for every taste and budget - from traditional and original to sophisticated and elegant!

Cost of objects:

  • Houses suitable for year-round living - from 14 million rubles;
  • Summer houses and seasonal dachas - from 4.5 million rubles.

Dmitrovsky urban district

It would be a crime not to include the Dmitrovsky district of the Moscow region in the list of the best territories of the region. Despite the fact that many country real estate experts bypass this location, I am personally sure that the area is not deservedly deprived of attention. If you approach the issue as objectively as possible, it becomes obvious that the region is beautiful in every sense!

The basis of the local economy is agriculture. Local residents are accustomed to eating farm products made from natural raw materials. Fresh vegetables and fruits, fresh milk and meat can be seen all year round at weekend fairs and counters in provincial general stores. In villages and towns they live together, like one big family. Social infrastructure is at the proper level. The population is not particularly eager to come to the capital, because everything necessary for a comfortable, full-fledged life is literally at hand. The ecological situation in the district is calm. Housing is in stable demand. There are very few worthy offers, but if desired, an acceptable option for a finished house can still be found both in the depths of the forest and on the banks of the Moscow Canal.

Cost of objects:

  • Houses suitable for year-round living - from 7 million rubles;
  • Summer houses and seasonal dachas - from 2.5 million rubles.

Lyubertsy

Another city located in close proximity to the capital.

A couple of years ago, studies were conducted regarding the transport accessibility of cities in the Moscow region. And, to everyone’s surprise, Lyubertsy took first place in this ranking.

Experts also analyzed the quality of social infrastructure - and according to this indicator, Lyubertsy again found itself in the lead. Based on the fact that the city occupies two leading places in two important indicators, we can conclude that Lyubertsy deserves attention and an honorable 3rd place in the ranking of places to live in the Moscow region.

At the same time, we note that residents of Lyubertsy have the least problems with places in kindergartens and schools (and this despite the fact that this city has the highest population density). Therefore, we can say that Lyubertsy is the best city for young families.

The average price of one square meter in new buildings in Lyubertsy is 90 thousand rubles. The city is dominated mainly by infill development, however, in recent years, residential complexes - microdistricts - with their own infrastructure have been actively built.

Building density is an obvious disadvantage of the city. The total development area of some residential complexes is tens of hectares. In the Krasnaya Gorka District alone, a complex designed to accommodate 40,000 people is being built.

Solnechnogorsk district

According to data from analytical centers, this direction is one of the most promising for moving out of town for permanent residence. The optimal district in terms of the ratio of key parameters “price/quality”. Land plots are relatively inexpensive compared to prices in adjacent locations, while the local population has fairly easy access to all the benefits of civilization. The best villages are concentrated in the thicket of forests, along the Oktyabrskaya railway line, around the Istra reservoir and in the vicinity of Lake Senezh.

Cost of objects:

  • Houses suitable for year-round living - from 9 million rubles;
  • Summer houses and seasonal dachas - from 3.5 million rubles.

Ramensky district

The most popular destination in the southern part of the capital region. Among the positive aspects, we can note: an average density of private buildings, a fairly clean environment, a developed network of trunk communications, decent social security for the population, and market prices for suburban properties available to most applicants. The weaknesses of the location are problems related to transport: congestion on the highways and terrible traffic jams due to insufficient road capacity. Otherwise, the area is in no way inferior to the most advanced areas of the Moscow region and, of course, is recommended to all potential buyers of plots and houses for comparative study and close consideration.

Cost of objects:

  • Houses suitable for year-round living - from 8 million rubles;
  • Summer houses and seasonal dachas - from 2.5 million rubles.

Anti-rating or outsider cities

Despite the obvious progress in the development of many districts of the Moscow region in recent years (and the relatively rosy picture of the state of affairs), it is impossible not to note some negative aspects.

In addition to the leading cities, there is also a so-called “Red” rating zone. It includes municipal and urban entities in which, recently, there has been a deterioration in the standard of living of the population.

According to the Moscow Region Government for 2022, the red part of the rating includes:

  • Zvenigorod;
  • Shatura;
  • Chekhov;
  • Ivanteevka;
  • Volokolamsk;
  • Korolev;
  • Khimki;
  • Dzerzhinsky;
  • Losino-Petrovsky and several other smaller towns.

Main problems: ecology, lack of infrastructure and transport accessibility.

This, of course, does not mean that it is not worth buying real estate in these cities and their suburbs. As we already wrote above, the quality of life rating is more a subjective than an objective indicator. But, other things being equal (for example, price), it is recommended to pay attention to the leaders in the rating.

Let us note that the Moscow region government, in recent years, has begun to pay much more attention to improving the quality of life of residents of the Moscow region, and to allocate more funds from the budget for this. In particular, regional programs aimed at improving the environment and social infrastructure are being actively implemented.

Krasnogorsk district

A fairly high level of urbanization sharply lowers the district's rating in the eyes of many buyers. However, at the same time, the surroundings of Krasnogorsk have a whole bunch of consumer qualities and characteristics that greatly outweigh all the known roughnesses. Intense passenger traffic and operational logistics, direct proximity to the Mother See, high level of income of residents, well-established everyday life, islands of relaxation - all the components of highly liquid real estate are available, regardless of type and format.

Cost of objects:

  • Houses suitable for year-round living - from 17 million rubles;
  • Summer houses and seasonal dachas - from 6 million rubles.

Pushkinsky district

Answering the question of where in the Moscow region it is still better to buy a plot of land for individual construction or a finished house, we again turn our attention to the northeast of the Moscow region. In such old dacha villages as, for example, Tarasovka, Klyazma or Zavety Ilyich, sometimes there are really good options for a limited budget. The choice of private households for sale will increase significantly if we take into account the suburbs of Ivanteevka, Krasnoarmeysk, Sofrino and Pushkino itself. Ring and radial routes, a convenient railway that takes passengers to 3 stations and the center of the capital in just 1 hour, dense forests, a favorable environmental stop, a full range of social, household and telecommunications infrastructure - what else is needed for a comfortable country life?

Cost of objects:

  • Houses suitable for year-round living - from 8 million rubles;
  • Summer houses and seasonal dachas - from 2.5 million rubles.

Leninsky district

A hotbed of mass development and one of the leaders in the Moscow region in terms of urbanization. New buildings are mercilessly encroaching on natural potential—the population density has already reached 850 people per sq. km. For comparison, in the most deserted areas of the Moscow region, this parameter hardly reaches the level of 40 people per sq. km. Every day there are fewer and fewer private areas, interesting houses and land plots for personal residence. However, first of all, the Leninsky district deserves the attention of potential buyers because of its economic indicators. The industrial cluster in the Leninsky district (14 large industrial, 13 agricultural and 3 research centers) provides a huge number of high-paying jobs.

Cost of objects:

  • Houses suitable for year-round living - from 12 million rubles;
  • Summer houses and seasonal dachas - from 4.5 million rubles.

Vidnoe

The city of Vidnoye took fourth place in our ranking of the most convenient cities in the Moscow region for permanent residence.

Vidnoye is a small city, with only 60,000 people living in it. It is noteworthy that 15 years ago this settlement was recognized as the most comfortable in the Moscow region. In fact, he remains one of the leaders today.

The main advantage of Vidnoye is its distance from Moscow - only 3 km! The second advantage is the unique combination of rich surrounding infrastructure, high standard of living and quite affordable real estate prices (average price per m2 is 78 thousand rubles).

And this is good, especially for young families. However, the “picture is darkened” by the meager choice of infrastructure facilities for the development of children in Vidnoye. The construction of new schools and kindergartens clearly does not keep up with the pace of housing construction. True, the city already has a swimming pool and several sports grounds.

As for cottage villages, there are almost none here. For the same reason as in Lyubertsy - high building density. More or less noticeable ones can be noted: Zavidnoye checkpoint and Gorki checkpoint.

Podolsky district

The area of the location is so vast that the scale is sometimes even difficult to imagine - 339 sq. km! At the same time, on the territory of the district there is a large research and production enclave - a self-sufficient area with a high quality and standard of living. Podolsk ranks 3rd in the region in terms of GDP per capita. It includes several large recreational zones and nature reserves of federal significance. According to environmental monitoring data, in general the area is characterized by low levels of air pollution. Rural residents make up 70% of the total population. In the vast expanses of the region, even the most demanding and discerning public will find a corner to their liking.

Cost of objects:

  • Houses suitable for year-round living - from 12 million rubles;
  • Summer houses and seasonal dachas - from 3 million rubles.

Climbing the pedestal or an unexpected resume

In the final part of the review and analytical study, contrary to expectations, I will not burn marks and hang labels. This position will be as objective as possible. I will only say that each specific proposal must be considered individually - study the strengths and weaknesses of the object and, in addition to traditional criteria, compare your wishes with your own capabilities. Only then will everything fall into place. Of course, we all strive for the best, and at the same time, each sandpiper praises its own swamp. But we should not forget the main immutable truth, which, I am sure, all the perfectionists in the world keep in mind: there is no limit to perfection, and for most, the ideal will remain an unattainable dream. Go for it, but remember - if you wish, each location will have its own oases and cesspools, its own pros and cons...
