Kudrovo
(Finnish Väärämäki[2] - Crooked Mountain) is a village in the Zanevsky urban settlement of the Vsevolozhsk district of the Leningrad region.
Story
There are several versions regarding the origin of the name of the village and the date of its foundation.
Version one
On the one hand, according to the director of the Vsevolozhsk State History and Local Lore Museum M.S. Ratnikova, “a village with the name Kudrovo”[3] was mentioned in the Scribe Book of the Vodskaya Pyatina of 1500, however, among the villages of the Spassky Gorodensky Pogost there is no such village, but the only one Kudrovo
(Kudrovo Maximovo on Kavgal) is mentioned in it much further north, in the Vozdvizhensky Koroboselsky churchyard [4], and the toponym itself then disappears from documents and maps of these places until the beginning of the 20th century.
Version two
On the other hand, there is a version [5] that the village received its name much later, by the name of a certain landowner Kudrov, who allegedly owned an estate here, but this version also has no documentary evidence. Really in the center of Kudrovo
, on the banks of the Okkervil River, the remains of a landowner’s estate have been preserved; it was a two-story stone house, with three parks going down to the river.
However, the first reliable cartographic mention of any buildings on the site of the future Kudrov is the Winery

Agafokleya Alexandrovna Poltoratskaya (1737-1822), widow of Mark Fedorovich Poltoratsky (1729-1795), at the beginning of the 19th century owned an estate consisting of two manors: Okkervil (“Poltoratskaya’s Dacha”) and located on the site of the modern village of Kudrovo

On Kosaya Gora there was a manager’s house, a stone outbuilding for courtyard people, various outbuildings: a winery, a flour mill for pearl barley, a barn with threshing machines and winnowing machines (they preferred machines rather than manual, less productive labor). Around were the master's fields and sheds for storing hay. There was also a grain barn, storerooms, workshops and a forge[8].

Later, on the map of Yu. Gash[12] for 1914, the estate is missing, and in its place nameless dachas are shown, but on the military topographic map of the Petrograd province of the same year[13] and the Finnish map of the Karelian Isthmus from 1924 the manor is again mentioned Oblique Mountain[14].
In the list of valuable natural objects to be protected in the Vsevolozhsk region, approved by the decision of the Vsevolozhsk City Council of People's Deputies on April 8, 1993, the park of the Sivers estate (5 hectares, village Kudrovo) is listed as No. 32 [15].
Version three
According to the third version, belonging to the famous local historians N.D. Solokhin and I.V. Wenzel, in 1925 the first communards came here to the site of the dying agricultural cooperative “Red Dawn”, founded back in 1919. They were originally from the Luga district of the Petrograd province, where the Kudrovo commune already existed. From there, 12 large hard-working families led by communists who joined the party back in 1918, Vasily Ivanovich Evstifeev and Ivan Pavlovich Yolkin, came to found a new village, which was also named Kudrovo
[16].
The commune was formed in 1926.

In 1929, the agricultural artels “Budushnost”, “Polyanka” and “Volodarka”, located at a distance of 0.5-3.5 km from it, joined the commune. The commune had 280 Kholmogory dairy cows and 200 hectares of vegetable gardens[18].

On the maps the toponym Kudrovo
(state farm “Kudrovo”) appeared only in 1939[20].
In 1940, the state farm consisted of 17 households[21].
In 1958, the population of the village was 307 people[22].

was part of the Zanevsky village council[23].

In the late 1980s before Kudrov
a metro tunnel was built (Narodnaya (Kudrovo) station), but the inclined passage and vestibule were not built.
According to 1990 data, the village of Kudrovo
was also a member of the Zanevsky village council[24].
In 1997, 92 people lived in the village, in 2002 - 85 people (Russians - 94%), in 2007 - 91[25][26][27].
In 2015-2016, 8 thousand people were registered in Kudrovo,[28] and the actual population was estimated at 10-20 thousand people.[28][29]
No longer a village
Surprisingly, until very recently, Kudrovo continued to be considered a village, despite the fact that only in the last five years about 1.6 million square meters have been put into operation there. m of housing. Accordingly, the standards for providing road and social infrastructure were “village” standards. The microdistrict was in dire need of kindergartens, schools, and medical facilities.
Fortunately, in 2018, Kudrovo finally received city status. However, it is naive to expect that the situation will change quickly: the development of roads and social services takes time.
Let's start with the roads. Actually, the Kudrovo microdistrict can be divided into two large parts: the northern part, from where it is close to the Ulitsa Dybenko metro station, and the southern part, closer to the Mega Dybenko shopping and entertainment complex.
From the northern part they usually go into the city along Leningradskaya Street, through the railway crossing to Dybenko Street. There is a detour through Novosergievka and Yanino - to the Ring Road or Kosygina Avenue, but it takes noticeably longer.
Residents of the southern part of Kudrovo usually travel through IKEA - to the interchange of the Ring Road with the Murmansk Highway. Or along a broken and inconvenient road (Kudrovsky Prospekt), through the Karusel hypermarket.
But during rush hour, all four exits are stuck in traffic jams for a long time. And in the event of an accident, serious road collapse is almost inevitable.

– The real problem of the microdistrict now is the roads. During rush hours, Kudrovo faces traffic jams at the entrance and exit, especially at the intersection of Tsentralnaya Street and Leningradskaya. In the morning it’s a total nightmare! It’s not only impossible to get through there, but also impossible to get through. Pedestrians maneuver along the entire roadway between honking cars; few people pay attention to the traffic lights.
An equally pressing problem is parking. High-rise buildings resemble anthills, and every resident has a car. There is nowhere to put it.

– I know that some people, for whom it is important not to be late for work, get up at six in the morning, drive to the office and take a nap in the car. At about seven o'clock serious traffic jams begin, even in courtyards. You can drive more or less freely starting from ten in the morning.
For me, this problem is irrelevant, I just walk to the Dybenko metro station. My husband drives a car, but gets out after ten in the morning without any problems.
For those who use the metro, Kudrovo is perfect (we are talking about the northern part; from the southern part it takes much longer to get to the station. - BN).
Kudrovo is also suitable for people with a flexible schedule or who arrive at the office at eleven and return late in the evening.
In the future, the transport situation in Kudrovo should improve significantly. By 2025, a metro is planned to open in the microdistrict.
In 2018, a preliminary project for the construction of the subway section from the Ulitsa Dybenko station to the Kudrovo station with the Pravoberezhnoe electric depot will be ready.
This year, construction of European Avenue will continue, which will facilitate communication between the northern and southern parts of the city.
A new, more convenient interchange with the Murmansk Highway is planned to be built on the terms of a public-private partnership. Swedish retail giant IKEA will co-finance this project.

As of January 1, 2022, in terms of population, the city was in 329th place out of 1,116[43]cities of the Russian Federation[44].
In 2015–2016, 8 thousand people were registered in the village of Kudrovo[45], and the actual population was estimated at 10–20 thousand people[45][46].
According to estimates as of February 2022, 12 thousand were registered[47]. Estimated data for May 2022: 16.7 thousand people are registered, but 27 thousand actually live[48]. The estimate at the beginning of 2022 is 49,079[1] residents, and the city's population continues to increase due to residential development.
Construction
In December 2006, the first stone was laid for the foundation of the city of Kudrovo[31].
In February 2008, construction of the New Okkervil microdistrict began. Construction is being carried out in six stages[32]. The new street, on which new buildings began to be addressed, was called Leningradskaya[33].
In the fall of 2009, construction began on the “Seven Capitals” residential neighborhood.
On October 2, 2010, in front of the New Okkervil microdistrict under construction, the grand opening of the Okkervil Park took place[34].
Since 2011, construction has been underway on the residential complex “Capital”[35] and the residential complex “Vesna”[36].
Since 2012, construction has been underway on the residential complex “Austrian Quarter”[37], “Progress”[38] and new phases of the residential complex “Seven Capitals”.
In total, 11 residential complexes are being built in the village of Kudrovo, construction is carried out by 8 construction companies[39]
Kudrovsky prospects
At the dawn of the development of Kudrovo, people bought apartments there mainly because of the low cost per square meter, the presence of a picturesque park, and the proximity of a shopping and entertainment complex.
Today the situation has changed a lot. Housing in the microdistrict cannot be called cheap. A square meter in Kudrovo costs an average of 81.3 thousand rubles. - almost like in the city. For comparison, apartments in Murino are now sold for an average of 68.5 thousand rubles, in Novy Devyatkino - for 60 thousand.
The built-up park is no longer an absolute advantage of the area. But still, buyers' interest in Kudrovo does not wane.
Analysts say that the construction potential of the microdistrict is running out, and the number of housing will not increase significantly. The territory as a whole has developed, and now, having received the status of a city, it will develop and improve. Although perhaps not as quickly as the locals would like.
And, of course, buyers hope that in the future Kudrovo will be included in St. Petersburg. After all, this is the closest suburb.

Ecology
At the moment, the environmental situation in Devyatkino is quite favorable. The area is surrounded by no large polluting industries or large parks. In the eastern part of Devyatkino there is only a small Murinsky Park. And the Western part is now surrounded by dusty fields, which will also be developed in the future.
An important factor when choosing an apartment is noise and air pollution from the ring road. Also, in the Novoye Devyatkino area there are no treatment facilities, and all waste is discharged into the Okhta River, about which environmentalists are sounding the alarm. Only in the summer of 2022 was it chosen, which will design treatment facilities by December 2018.
However, in 2022, the problem was not solved: a number of violations in the design of sewer systems were identified. The Okhta sewer tunnel will be completely completed only by 2030.
